Rental Policies
The Perch @ Crows Nest in Gulf Shores

We want your stay to be enjoyable with no surprises for you or us. By making a reservation, you agree to the following rules:

All currency is stated in US Dollars ($USD).

Check In Time

After 5pm (Central Time)


Check Out Time

Before 10am (Central Time)


Checks & Money Orders (drawn on US banks)

Credit cards & EFT are accepted through PayPal or a HomeAway affiliated website.

Weekly or Daily stays

$250 security deposit is due in order to secure a reservation. The full rental payment plus applicable Taxes & Fees must be received 14 days prior to arrival. For reservations made less than 14 days prior to stay, full payment is due immediately.  The deposit will be returned or credited promptly upon your departure and inspection of the unit.

Monthly stays

First month’s rent required 30 days prior to arrival. Subsequent month's rent is due by the 15th of the previous month.



Confirmation of the Reservation will be e-mailed upon receipt of the Reservation advance payment. Please read the confirmation for accuracy of dates & accommodations. Any errors must be directed to us within 7 days of mailing.


A $100 service fee is assessed for all cancellations. However, if you cancel less than three weeks (21 days) prior to arrival, your deposit will be forfeited.

Reservations not paid when due are subject to cancellation without notice and forfeiture the deposit.  We will make an effort to contact you before canceling a reservation but cannot guarantee it.

There are no refunds for early departures.

"BookSafe Guarantee" provides for a waiver of penalty and refund of any amounts paid if the listed renter losses his/her primary source of income, cancels the reservation at least 14 days before the confirmed check-in date, and provides satisfactory proof of income loss.

Monthly stays

If your monthly reservation is cancelled less than 30 days prior to arrival, your deposit will be forfeited.

Check Out

Guests must check out by 10am on departure day.

NO EXCEPTIONS. Time is needed to prepare for the next arriving guest. No Refunds for early departures.

Please ensure the following:

Kitchen is clean. Dishes, pots & pans are washed & placed in the appropriate cabinets.  Refrigerator/Freezer is empty.  Floors and carpet are reasonably clean.  All trash from the unit is put in the trash receptacles provided at rear of the Crows Nest complex.  All doors & windows are closed & locked

Our housekeepers will strip & remake the beds, replace linens, vacuum, and clean the bathrooms. If additional cleaning is required, guests will be expected to cover the additional costs..


Departure Cleaning

A $120 (plus tax) linen cleaning fee is charged for each stay.



Each guest is financially responsible for damage done to the property beyond normal wear,


A basic supply of linens is provided. Bed linens & bath towels are not changed during your stay. Any start-up set of bath soap, shampoo, toilet tissue & trash bags is not replenished. A washing machine & clothes dryer is available in the rental unit.


Rental Periods

3 night minimum is generally required. Summer months & holiday periods may require longer minimums. Shorter stays may be allowed if space is available and within 7 days of the expected check-in.  Saturday check-ins or check-outs are generally required during peak periods.


Covered parking for 2 vehicles is provided under the unit (trailers count as a vehicle).  Please do not park anywhere else.  If you have extra vehicles, you'll need to make arrangements to leave the extra vehicles off of the Crows Nest premises.



Sorry, but pets are not permitted.

Evidence of a pet will result in eviction and the forfeiture of rent and deposit.


Furnishings and Amenities

The unit is individually owned. Furnishings and amenities are subject to change without notice. Please do not remove any of the furnishings from the rental property. Loss of items, as well as damage to the unit or furnishings in excess of normal wear will be charged to the guest. If you require special equipment (such as a child seat, playpen, etc), please bring it with you or rent it locally.

While we try to have all advertised furnishings and amenities available at all times, we cannot guarantee availability.



Please report any malfunctioning equipment or damage as soon as possible via email or the number provided. Every effort will be made to correct the situation as soon as possible. Repairmen may enter the unit during business hours for purposes connected with repair, care or maintenance of the rental unit.


Inclement Weather

Refunds will not be made due to inclement weather. However, if evacuation is mandated by civil authorities, you will be given a refund for the nights that you were not allowed access.


Telephone Service

A telephone is provided for your convenience. Most calls to the continental US are free of charge but should be limited to an average of 90 minutes for each night of your stay. Excessive usage, or calls to 411 (directory assistance) or "900" numbers will charged to the guest. Please note that the phone will not work if power or the internet connection is down. Also note that calls to 911 may not work as in other places – your call will be routed to the nearest Public Service Answering Point.


Special Requests

Every reasonable effort is made to accommodate guests



No grill is provided.  However, if you have your own, please note that Fire Department regulations prohibit use of a grill on all decks, porches & balconies. 


Monthly Rentals

Monthly Rentals are generally available during off peak periods. Early bookings are encouraged. A $250 check, PayPal, or money order deposit is required to secure your reservation.


Cribs & High Chairs

Cribs & High Chairs may be rented through local furniture rental companies. Please consult the local telephone directory or the Quick Reference telephone list provided to you.


Use of Facilities

Accommodations & amenities are provided for your enjoyment. However, by using these facilities you assume full responsibility and liability for incidents during your visit. Neither the property owner nor the owner’s association assumes any liability for accidents or injuries.

The unit is not handicap accessible.


Age Restrictions / House Parties

Parties are NOT ALLOWED in the complex. Occupancy is strictly limited to the capacity advertised.

This unit's capacity is 8 persons at any time.

We reserve the right to enter the rental property anytime to investigate disturbances, check occupancy and/or check for damages.

The unit will not be rented to students or young singles unless accompanied by a parent. Parents must check-in and occupy the condominium with their parents during the entire rental period. Failure to do so will result in immediate eviction and forfeiture of all payments. Any reservation made under false pretenses will also result in the forfeiture of all payments.

Reservations are not permitted for persons under 25 unless special arrangements are made.



Fireworks are prohibited anywhere in the rental unit or the complex. Use of fireworks on buildings, grounds or beaches is against city ordinances & the local fire code. Use of fireworks will be reported to local authorities. Parents are responsible for supervising children. Please leave fireworks at home.



The Perch is a NON-SMOKING environment.  Smoking of anything is not permitted under any circumstances.  Signs of smoking will result in a fee of at least $250 to compensate us for the total deodorization of the unit as well as costs incurred to satisfy unhappy future guests.
